Manchester Piccadilly Railway Station Hot Water System Upgrade

Project Overview

Commercial Water Heater Replacement For Network Rail

C&D Heating & Cooling Services Ltd. was appointed by Network Rail to replace the ageing commercial hot water system serving the crew facilities at Manchester Piccadilly Railway Station. As one of the UK’s busiest railway stations, the site operates around the clock and requires a dependable hot water supply for hundreds of railway staff using its welfare facilities every day.

Having successfully completed previous projects for Network Rail, our team was invited to survey the existing installation and recommend a practical, cost-effective solution that would minimise disruption while delivering long-term reliability.

The Challenge

Manchester Piccadilly is a critical transport hub, serving millions of passengers each year and supporting a large workforce of train crews, station staff and maintenance teams. The station’s crew facilities include multiple showers and washrooms that rely on a central hot water plant operating continuously throughout the day.

The existing commercial water heaters had reached the end of their operational life, with one unit suffering a major failure and the second requiring significant maintenance. Replacing the system presented several challenges:

  • Maintaining continuous hot water throughout the project.
  • Working within an existing plant room with limited space.
  • Reusing existing infrastructure where possible.
  • Delivering a solution that reduced both installation and future operating costs.
  • Completing the works safely within a live Network Rail environment.

An initial replacement proposal had been priced at approximately £90,000, prompting Network Rail to seek an alternative solution.

Our Solution

Following a detailed site survey, C&D Heating & Cooling developed a replacement strategy designed to maximise value while avoiding unnecessary alterations to the plant room.

Working alongside the equipment manufacturer, we specified two high-efficiency commercial gas-fired water heaters that provided increased storage capacity, significantly improved energy efficiency and a straightforward installation within the existing space.

Our proposal reduced the overall project cost by approximately £50,000 compared to the original quotation, while delivering a modern commercial hot water system capable of supporting the station’s demanding daily requirements.

Maintaining Hot Water Throughout The Installation

One of the key priorities was ensuring the station’s welfare facilities remained operational throughout the replacement works.

Our engineers carefully planned the installation so that one existing water heater remained in service while the second unit was removed and replaced. Once the first new appliance had been commissioned, attention turned to replacing the remaining original unit.

By sequencing the works in this way, C&D Heating & Cooling maintained hot water availability for staff throughout the project, avoiding unnecessary disruption to daily operations.

Minor alterations to the existing pipework enabled the new equipment to integrate seamlessly into the plant room without the need for major structural modifications.

The Results

The completed installation has provided Manchester Piccadilly Railway Station with a modern, reliable and energy-efficient commercial hot water system designed to support the site’s demanding operational requirements.

Key benefits included:

  • Continuous hot water maintained throughout the installation.
  • Approximately £50,000 saved compared to the original replacement quotation.
  • Improved energy efficiency and reduced operating costs.
  • Increased hot water storage capacity.
  • Greater system reliability with built-in redundancy.
  • Modern monitoring capabilities for easier maintenance and fault detection.
  • Minimal disruption to Network Rail staff and daily station operations.

The upgraded system now provides dependable hot water for the station’s crew facilities while offering improved performance, lower running costs and greater long-term resilience.

Ensure safe operation

Efficient Delivery Within A Live Railway Environment

Working on a live Network Rail site requires careful planning, strict health and safety procedures and close coordination with the client.

Our engineers also replaced the ageing flue system as part of the installation, ensuring the new commercial water heaters complied with current standards and delivered safe, efficient operation.

Despite the complexity of the project and the requirement to maintain continuous service, the entire installation was completed within seven days.
